Own your very own Park Model RV, also known as a tiny home, at Lake Norman Motorcoach Resort’s tiny home community located on the picturesque Lake Norman. With 70 gated sites spread over eight acres in Sherrills Ford, North Carolina, there are over 30 Park Models already on-site, and more are being added each month. Choose from nine different floor plans and lease for up to five years or have it shipped to a destination of your choice.
Lake Norman Motorcoach Resort is just under an hour’s drive from Charlotte, making it a perfect stay-cation destination. Guests have free access to kayaks, canoes, paddleboards, and paddleboats, and we offer two pontoon boats for rent. You may also bring your own boat and rent one of our 21 wet slips. During your stay, enjoy the amenities we offer, such as charcoal grills, firepits, antigravity swings, and more. Park Model RVs for Sale
The process of purchasing a tiny home is straightforward, and we will guide you through it every step of the way. Choose your desired model, floorplan, amenities, and color selections and place your order. The orders typically take between 4-9 months to complete, depending on the manufacturer and the time of year, except for the inventory we have on-site available for sale.
Site preparation for delivery is crucial since you will need connections for water, sewer or septic, and power. If you choose to lease a lot at our resort, some of the sites are move-in ready with units already set up for purchase. We offer site setup and underpinning services, making your tiny home look finished, with lease terms up to five years. Upgrades, such as a paved driveway and a 12’ x 12’ deck, are also available (subject to prior approval by the resort).
We Assist with Tiny Home Purchases
At contract, we require a non-refundable deposit of $5,000.00, and payment in full is necessary before shipment. Financing is often necessary when purchasing a Park Model RV, and we can offer suggestions. Cash, your bank, credit union, or specialized lenders are all options to purchase a tiny home. It is always advisable to shop for the best rates and terms when looking for a loan. Our experience has shown that banks and credit unions offer the best rates, but only for short terms. Home equity lines of credit on your primary residence are a cheap method of financing. Lenders who specialize in Park Model RV financing offer 15–20-year terms, and sometimes even longer if the land is also packaged with the mortgage. The rates are usually 1-2% higher than conventional mortgages. We recommend two lenders on our website where you may apply directly and securely. Typical down payments range from 10% for primary residences, 20% for second homes, and 30% for investment properties. We are not compensated by the lender but are involved in the process as the tiny home dealer. We do NOT offer owner financing or rent-to-own financing.
*Note: All new Park Model RVs come with a manufacturer’s Certificate of Origin. Cash buyers receive the Certificate upon delivery. The Certificate of Origin and a check (up to $2,000) for the road tax, from the buyer, will need to be taken to DMV to get a title
