Carriage Houses NW: Building Tiny Houses on Wheels and Detached Accessory Dwelling Units
Since 2016, Carriage Houses NW has been specializing in building Tiny Houses on Wheels (THOWs) for customers seeking portable living solutions. With an average of 10-15 THOW builds per year, this remains a core focus for our company.
Recognizing the growing demand among our customers for cottages that can be legally permitted and placed permanently on foundations, we expanded our offerings to include Detached Accessory Dwelling Units (DADUs). Leveraging our expertise in creating efficient living spaces with a small footprint from our THOW experience, we often build our DADUs in our factory and deliver them to their final location. However, when it’s not feasible to deliver a fully completed cottage to a backyard, we also offer on-location construction services.
To further enhance our offerings, we established a general contracting arm of our company. We take pride in helping our customers determine the best option for their needs and building beautiful living spaces that will stand the test of time.

Why choose a Park Model sized THOW? Our Big Little Barn is surprisingly spacious inside, measuring almost 10′ wide. With ample room to comfortably accommodate guests, it’s perfect for those who desire more space and don’t plan to use their tiny house as a travel trailer. Say goodbye to cramped living quarters and hello to the Big Little Barn!
DADU or THOW – Which One Do You Need?
While some municipalities do not permit THOWs for full-time living, cities like Seattle, Tacoma, Bellevue, Everett, and others in King, Snohomish, Pierce, Skagit, and Island Counties do allow additional or secondary living spaces on residential properties, provided they meet the International Residential Code (IRC) standards. Our DADUs are built to comply with current IRC standards and leave our factory with building inspection already completed by Labor & Industries, making them ready for placement on location. Our THOW models meet rigorous safety and build standards and are certified by the Washington State Department of Labor & Industry’s RV insignia, recognized in all 50 states.
